The North Penn School District finance committee recommended placing on the June 18 action meeting agenda a slate of district-initiated real estate tax assessment appeals for 2025. The district's policy is to consider an appeal when it believes a property's assessed value is undervalued by $600,000 or more.
Staff explained the district receives an inventory from the county, compares market value to assessed value using the common level ratio, and asks an independent law firm to review candidates before the district pursues an appeal. The process aims to ensure properties are equitably assessed so other taxpayers are not required to “pick up the slack.”
Separately, the committee recommended placement on the June 18 agenda of a motion to obtain an appraisal for 506 Stump Road. Staff noted the property’s assessed value is $1,800,000 while its 2023 sale price was reported as $8,000,000; the committee approved moving forward with the appraiser used by the district’s attorney to produce a valuation for potential appeal.
Committee members asked about timing and county filing deadlines; staff said appeals are prepared at this time of year and must meet Montgomery County filing deadlines (speaker said she would confirm the specific county deadline). Both items were moved and seconded and carried by voice vote; placement on the June 18 action meeting agenda was recommended.
