A Renton condominium owner told the council that repeated leaks and unsanitary conditions from a neighboring unit have caused substantial property damage and ongoing health and safety concerns.
Art Jenkins said his unit has suffered multiple floods, extensive damage to bathrooms and kitchens and that animal-control calls and evidence of unsanitary conditions persist in the neighbor’s unit. Jenkins presented photographs and cited the Renton nuisance code, referring to “Rent nuisance code, 1 dot 3 dot 3,” which he said authorizes the city to prevent, remedy or abate nuisances that are “unsafe, unsanitary” or improperly maintained.
Jenkins said the neighbor’s unit met the code’s definition of a chronic nuisance because of repeated calls for service; he told the council he contacted Valicom (a records provider) and found 45 calls for service in a 180-day period. Jenkins estimated the costs of repair to his unit at about $20,000 per incident and said he has experienced multiple such incidents.
He asked the city to abate the neighbor’s unit and enforce remedies under the nuisance code. The transcript records Jenkins’s testimony and his citation to the municipal nuisance code; no formal enforcement action or staff report was recorded at the June 2 meeting.
