Board rezones 207 Railroad Street to allow commercial expansion for neighboring business

The Fuquay Varina Board of Commissioners on June 2 approved a zoning map amendment to rezone 0.381 acres at 207 Railroad Street from Residential Medium Density to General Commercial Conditional to accommodate expansion of a neighboring business.
Wayne Malden of Malden Watkins Survey, representing the petitioner, told the board the lot historically hosted the town’s old water filter plant and was purchased by an adjacent business seeking to expand. “We found out it was owned as residential. I don't know how it got zoned residential, but in my lifetime, it's never been used for any kind of residential use,” Malden said.
Planning staff said the requested land use plan amendment to Suburban Commercial was made to align the property’s designation with its existing use and the surrounding commercial activity. The planning board unanimously recommended approval May 19.
The board approved the rezoning by voice vote. The action allows the adjacent business to pursue expansion under the conditions attached to the conditional zoning district.
