The Fuquay Varina Board of Commissioners on June 2 approved two related amendments to the town’s long-range plans: a text and map amendment to the 2040 Community Vision Land Use Plan and a cleanup amendment to the 2040 Comprehensive Transportation Plan (CTP).
Planning director Pam Davidson described the land-use amendment as updating mapping to reflect recorded subdivision open space — she said “850 parcels have been added as open space” — adding language to encourage commercial elements in form-based districts, and allowing staff to automatically amend land use plan maps when new subdivisions are recorded so platted open space is shown as preserved on the plan.
Davidson told the board the CTP amendment corrects GIS mapping inconsistencies, updates recommended cross-sections and tables to match GIS data, and does not propose material changes to road classifications or pedestrian accommodations that were approved in November 2024. She said the CTP items primarily reconcile map and data issues and coordinate with neighboring jurisdictions where necessary.
Both items were unanimously recommended by the planning board at its May 19 meeting and were approved by the board tonight. Staff said the amendments are intended to keep the town’s planning documents current with recorded plats and technical GIS corrections, not to change the town’s overall policy direction.
The board’s action updates the town’s official planning maps and authorizes staff to carry out the administrative map adjustments described in the adopted amendments.
