Elyria commission approves final plat for Ridgewater subdivision Phase 7

The Elyria Planning Commission voted June 3 to approve the final plat for Phase 7 of the Ridgewater subdivision, developer Ridgewater LTD, application 2025-100053.
Planning staff told the commission the final plat had been previously approved as a preliminary plan on Nov. 4, 2020, and that the property is zoned RMD (residential medium density). The staff report noted a cover‑sheet labeling error that incorrectly listed the zoning as RLD (residential low density) and recommended correcting that designation before county recording.
"The developer has completed all the improvements as far as the city requires, storm sewer, sanitary sewer, water line, as well as the road has been poured," Engineer Schneider said during the meeting, and he added that sidewalks and street lights remain typical outstanding items that are typically installed when houses are built.
The fire bureau and wastewater department provided no objections in their reviews. The commission held a public hearing with no proponents or opponents speaking. Commissioner Tedrow moved to approve the final plat; Commissioner Aiden seconded. The chair called for the vote and the motion carried.
Staff recommended approval on the basis that the plat meets the requirements of the RMD district and the cluster development standards; the commission approved recording advance of the remaining minor public‑infrastructure items, which the developer will complete as home construction proceeds.
