Washington County Commissioners Court on Tuesday approved a subdivision-variance request that will divide a 22.132-acre parent tract fronting Artesian Park Lane (John M. tract) into four lots: two approximately 4-acre parcels and two approximately 7-acre parcels, including two flag lots with 60-foot access strips.
County planning staff said the site contains an existing home and septic system; the applicants adjusted lot lines to meet septic setback requirements and submitted a plan showing driveway access. Staff recommended approval after confirming the flagpole access dimensions and other requirements were satisfied.
A commissioner asked about frontage and driveway access for the 7-acre tract; staff confirmed the tract will have 85 feet of frontage and a driveway will be constructed although it did not appear on the plan rendering provided in the packet. The court approved the variance by motion and voice vote.
Why it matters: the variance permits a land-division pattern that includes flag lots and altered lot lines; staff confirmed applicable setback and subdivision requirements were met before recommending approval.
