On May 27, 2025, the Trenton Planning Commission voted to recommend that the Trenton City Council approve the final plat for Arlington Park, a planned subdivision that includes a Planned Unit Development (PUD) condition limiting basements on certain lots and a request to waive gateway signage requirements.
The recommendation matters because the plat’s PUD language — included in the meeting packet and adopted a few years earlier — sets building and elevation requirements and limits on basements for lots shown in yellow on the plat. Staff told commissioners that the lots highlighted in yellow are “not permitted to have basements due to potential sidewalk changes,” and that the permit review process would verify individual building plans against that restriction.
During the discussion staff noted the applicant has requested a waiver of the gateway-signage requirement in section 12 12 o 7.07 e, saying the location and layout of the development make a conventional gateway sign impractical and that an HOA will be responsible for maintenance if signage is installed. Commissioners also reviewed lot sizes and said most lots meet minimum standards but that “just a couple” were a small amount — approximately 50 to 80 square feet — under the minimum standard called out in the PUD language.
Commissioners clarified that compliance with the basement restriction will be enforced during the permit process when applicants submit plans showing square footage and basement details. The staff report and the final PUD language were presented on-screen and included with the agenda packet.
A motion to recommend approval of the final plat to the City Council was made by Miss Harris and seconded by Miss Gleacher; the commission recorded a roll call and referred the matter to the City Council for final action.
The Planning Commission’s recommendation sends the plat to the Trenton City Council, which will consider formal adoption and any remaining conditions or waivers. If the council approves the plat, building permits and subsequent site development will be reviewed against the PUD conditions described at the Planning Commission meeting.
