Historic-district application for Red Brick Trading tabled pending state design release

The planning commission reviewed an application from Red Brick Trading LLC seeking historic-district approval for exterior and interior changes at a downtown building on East Morgan Street but voted to table the item pending receipt of a state design release.
Owner Ron Stanhouse presented architectural drawings and said he believed the state approval process had been completed; planning staff confirmed no design-release document from the state had been received. Stanhouse provided the commission with architect drawings but the city’s building department advised the state design-release (commercial structural design release) must be submitted before final approval and permit issuance.
Commission members said they wanted to see the completed state review and the final “what it's finally gonna look like” before voting. One commissioner noted uncertainty about whether the project will be divided into one or two tenant spaces and that egress and sprinkler/egress rules could affect the final layout. The commission voted to table docket number PC25009 until the applicant provides the state approval and a final set of drawings.
Planning staff indicated that, once state approval is received, staff could proceed with the permit process and assign a definitive address for the building.
