Developer proposes 50-home subdivision at 5860 Coeta Road; seeks variance on interjurisdictional buffer

An applicant sought City of South Fulton approval to rezone 16.71 acres at 5860 Coeta Road from AG-1 (agricultural) to a Conditional Use Permit to build a 50-home single-family subdivision.
At the June 2 CCIM information meeting, attorney Josh Mahoney, representing the applicant, said the site would have one point of entry off Coweta Road and include amenities such as a dog park and a walking trail that connects into the existing sidewalk network. “You can see how the 50 single family homes are laid out here,” Mahoney said while presenting a site plan. He said the property is vacant and that the proposed zoning type already exists nearby.
Mahoney and developer representative Michael Migliore told staff they also are seeking a concurrent variance to reduce the required 100-foot buffer between jurisdictions to 50 feet because the parcel’s irregular shape. Mahoney said the property is in the Cliff and Veil overlay, which requires a 50-foot buffer minimum, and that the project seeks to match that overlay minimum. Mahoney also noted that a nearby stream, Deep Creek, touches the property line in places but “we’re actually able to avoid it. So we’re not seeking to reduce that by any means.”
No formal vote or action was taken at the meeting; the applicant presented plans and answered questions from staff. Mahoney showed sample home elevations and materials and described the proposed houses as larger, higher-quality single-family homes with stone and HardiePlank-style siding.
The project remains an application under review; the applicant was reminded of the city’s public participation process and deadlines discussed later in the meeting.
