District to seek board approval of Hunzinger guaranteed maximum price for Goodland Montessori renovations

Racine Unified staff presented a guaranteed maximum price (GMP) and total project budget for construction work at Goodland Montessori K–8 and said the board will be asked to approve the GMP at the June business meeting.
The project scope includes exterior work, a new gymnasium addition, expanded parking, a new STEAM lab, cafeteria and kitchen work, interior renovations, and a new HVAC system to provide air conditioning to the building. Staff recommended approval of a GMP of $13,026,933 with a total project budget of $16,592,045.
"In November we projected the budget for Goodland Montessori would be $16,493,553. As we present this today, the total project budget is $16,592,045, which is $98,000–$99,000 more than November," the district presenter said, explaining that staff added an approximate $150,000 allowance for potential tariff impacts and otherwise plan to manage contingencies to keep costs in line with earlier projections.
Staff said construction sequencing will include moving Goodland operations to Westridge for the next school year to allow uninterrupted work. The expected completion horizon discussed in the meeting was fall 2026. Hunzinger Construction Company was identified as the construction manager; staff asked the board to approve the GMP and total project budget at the June business meeting.
No formal vote was taken at the work session.
