The City of Sweetwater commission approved zoning changes on second reading at its June 2 meeting to incorporate recently annexed land into the city’s official zoning map and to rezone multiple adjoining parcels to an industrial district (IU / I-2).
Staff explained the ordinance mirrors the comprehensive plan amendments for the annexed area and aligns zoning with adjoining properties. An attorney for the applicant described the parcels as unimproved, vacant lots totaling roughly five acres and said the intent is industrial development consistent with the land use plan; the attorney noted this was remnant county zoning from before annexation.
Public hearing was opened and, with no public speakers, closed. Commissioners moved and seconded the ordinance and roll-call votes were recorded in favor; the measure passed. Commissioners asked staff clarifying questions about intended future uses (warehouse development was mentioned as a likely use) and noted mitigation requirements would apply during site development.
No specific development permits or site plans were approved at the meeting; the ordinance updates the zoning designation to permit future industrial development subject to standard permitting and mitigation.
