Nathan (Project Manager/Commissioner) reported that two change orders had been signed since the last meeting: a substantial plaster repair contract—described as “probably $40,000” for plaster replacement in portions of the courtroom ceiling—and a roughly $14,000 landscaping revision that had been handled administratively but should have come before the board. He said additional allowances in bids were expected to cover minor remaining changes and that most other anticipated expenses for IT, furniture and appliances remained uncertain.
The board voted to approve change order number 76. Staff noted the State Board of Accounts reporting considerations when approving the change order. Project milestones reported to commissioners included a punch-list walkthrough scheduled with Lumenat (contractor) for the basement and first floor, staining and clear-coating schedules for upstairs floors, pending protective coating for the north steps, and furniture delivery tentatively scheduled for the week of June 16. Staff also reported progress on meeting-room wallpaper, poured concrete sidewalks and ADA pads, and planned landscaping activity.
The presenter said the construction contingency was not large and that staff anticipated carving funds from other line items and the release of remaining balances later in the summer. The county will continue to track change orders and allowances and return to the board with additional approvals as needed.
