The Peoria County Land Use Committee approved two subdivision waivers for Jim Dawson that clear road-frontage and public-water requirements so a portion of Lot 4 in Centennial Development No. 1 can be divided for a new Dawson Fabrication Inc. building.
Committee members were told the petitioner seeks to split Lot 4 into two lots of about 1.1 acres and 2.21 acres. The proposed 2.21-acre lot would include a 25-foot ingress/egress easement across the western portion of Lot 1 and a concrete access lane for truck traffic. The property currently uses West Primrose Lane, a privately owned and maintained drive that the Peoria County Board previously approved in February as waiver case W01-01; the road specifications from that approval were included in the committee packet. Staff recommended approval.
A second waiver addressed public-water access. Presenting staff, Andrew (staff member), said the nearest public water supply is several miles away (the City of Peoria) and that the parcel has an existing well with a tested production rate of about 15 gallons per minute; the county ordinance threshold cited in the presentation is 3 gallons per minute. Staff recommended approval of the waiver because the well exceeds the ordinance minimum and extending municipal water was not practical. The committee voted unanimously to approve both waiver requests. No public comment on these waivers was recorded in the transcript.
The approvals allow Dawson Fabrication Inc. to divide the land and proceed with plans to construct a new fabrication building on the newly created lot; details such as building permits, inspection requirements, and any required site improvements remain subject to standard permitting and inspection processes.
