Peoria County Land Use Committee approves special use to split 5-acre parcel in Logan Township

The Peoria County Land Use Committee unanimously approved a special-use petition by Gary Dooley to divide roughly 5 acres from the southeast quarter of a 40-acre parcel in Logan Township, permitting the future construction of a house and accessory structure.

County staff described the parcel as zoned A-1 (agricultural preservation) with surrounding parcels largely residential, ranging from about 1 to 6 acres. The committee was told the proposed development would be served by the T and L Bridal Water District and a private septic system; the petitioner intends to continue farming the row-crop portion of the 40 acres for several years before building a homestead. Staff recommended approval, and the zoning board of appeals also recommended approval. The committee voted unanimously to approve the special use.

The county planner presenting the item, Andrew (staff member), said the Peoria County comprehensive plan designates the area as agricultural preservation and cited a LISA score of 92.7 for the 5-acre portion; Andrew noted that on the LISA scale used by staff a lower score is a more favorable rating for allowing this type of split. No public comment on the petition was recorded in the meeting transcript.

The approval allows the petitioner to separate the identified 5-acre portion for future residential use while continuing agricultural operations on the remainder of the 40 acres. The committee did not attach conditions to the approval in the publicly read record.
