The Zoning Commission approved a two-year extension to the approved PUD for Capital Crossing V LLC (case 08-34N), allowing the applicant to file for building permits by Aug. 28, 2027 and begin construction by Aug. 28, 2029.
Michelle (Office of Zoning staff) presented the request and cited the applicant's justification under Subtitle Z §705.2: continued market weakness for office development, elevated construction costs, and labor supply issues. Office of Planning recommended approval and ANC 6E submitted a letter supporting the request.
Commissioners expressed support, noting the applicant has completed multiple infrastructure and public-realm improvements on the Capital Crossing site and that financing for office construction has been difficult. Vice Chair Miller and other commissioners said they were prepared to support a two‑year extension for good cause shown. Commissioner Stidham moved approval of the two-year PUD time extension; the motion passed on a roll-call vote recorded as 5-0-0.
The commission asked the applicant to submit a draft order within two weeks and confirmed standard post-approval filing requirements.
