The Canal Winchester Landmarks Commission tabled an application for a new roof and chimney removal at 134–136 East Waterloo (CA25-024) after the applicant did not attend the May 27 meeting and failed to provide required details.
Staff described the property as a four-unit apartment building dating to 1921 and said the applicant proposed solid black 3‑tab asphalt shingles to replace the existing peppered gray 3‑tab, and also requested removal of a centered brick chimney to permit a continuous ridge vent. Staff told the commission the applicant did not provide a manufacturer, color sample, reason for removing the chimney beyond installing a ridge vent, or information on gutters.
Commission members asked whether the chimney was in poor condition; staff said the provided photo did not show severe deterioration and the applicant had indicated the chimney was nonfunctional. Commissioners noted prior examples where chimneys were shortened or removed when unsafe or incompatible with a new roof, but emphasized that applicants should document why removal was necessary.
A motion was made to table CA25-024 so the applicant can provide material samples and additional rationale, including information on gutters, tall vent pipes, and whether the chimney is structurally or functionally compromised. The motion to table passed unanimously on roll call.
The commission directed the applicant to return with a sample of the proposed shingle, an explanation for chimney removal, confirmation of gutter work, and clarification on the tall vent pipes shown in photos. Without those materials and the applicant present, the commission declined to act on the roof and chimney request.
