Rangeley planning board grants conditional-use permit for delivery-yard signage at 2742 Main Street

The Rangeley Planning Board voted June 11 to grant a conditional-use permit for a signage project at 2742 Main Street (Map 035, Lot 022) that the applicant said aims to improve safety and clarity for customers and delivery vendors.
The applicant, speaking at the public hearing, said the business wants to “label the tops of all of our garage doors so that we could direct both our customers and our vendors in a safe and effective manner.” The applicant added that “All of the signs are away from the road, not really facing the road,” and that the signs will follow the property’s existing aesthetic.
Board members reviewed the application under provisions of the Rangeley Town Code cited during the meeting: sections 38-6-6 and 38-9-8 (authority to consider the proposed use in the downtown commercial district) and sections 38-11-3-1 and 38-11-3-2 (standards for evaluating impacts on surrounding properties and municipal facilities). The planning board recorded determinations that the proposed signage does not have a significant adverse impact on the value or quiet possession of surrounding properties and that the project does not create a hazard related to municipal facilities, including traffic movement, pedestrian safety, public streets, wastewater, water supply, stormwater drainage and fire department capacity.
During the public hearing the applicant described the practical need: drivers and delivery vendors were “a little confusing to get in and out of our delivery yard,” and the signs would provide a clear place to direct people — for example, “go to door number 6 or door number 5.” The applicant said the signs would be placed above doors in seven locations and that there are six doors in front of the store that will remain unmanaged by this proposal. The applicant estimated the additional signage area requested at roughly 20–27 square feet.
The board made several formal motions: to confirm the applicant’s standing to file the application; to confirm the planning board’s authority to consider the application under the cited Rangeley Town Code sections (the code enforcement officer made that determination on April 22, 2025); to find no significant adverse impact under section 38-11-3-1; to find no hazard based on inadequate facilities under section 38-11-3-2; and to grant the conditional-use application. Each motion was seconded and approved by voice vote.
No other conditions, amendments or follow-up reporting requirements were specified in the board’s motions. The applicant said the signs would be consistent with the property’s aesthetics and would be positioned away from the public right-of-way.
The planning board closed the public hearing at 6:03 p.m., took the motions, and adjourned the meeting at about 6:07 p.m.
