The Coffee County Planning Commission approved the major final plat for a subdivision at 2698 Baines Road on May 27, 2025. The application listed H And S Capital Management LLC and Tim Davis as the applicants.
A representative said the applicant purchased roughly 11.5 acres to subdivide for single-family homes and has a contract with local builder Josh Campbell to buy lots and construct houses. Planning staff and the applicant reported that construction plans include a detention pond, that soils and septic considerations were addressed, and that the project had commenced before the planning commission’s recently adopted five-acre moratorium.
A motion to accept the major final plat was made and seconded; the chair called for those in favor to say “aye,” and the commission approved the final plat. No roll-call vote with individual member votes was recorded in the transcript. Staff noted that a bond for site-plan paving had been released earlier that day and that no other bonds remained outstanding.
