The Tippecanoe County Area Board of Zoning Appeals granted two variances May 28 allowing Jeffrey and Jordan Florek to attach a two‑car garage to their home at 1830 Sheridan Road in West Lafayette and legalize an existing three‑foot side setback.
The petition sought a variance to reduce a south side setback from the required 6 feet to 1.2 feet for a garage addition and to reduce a west front setback from 25 feet to 20 feet. Christine Roehl, APC staff, recommended denial, saying the request represents a self‑imposed hardship and noting the recorded plat contains a 30‑foot setback that should be investigated with counsel. Roehl said staff could accept the existing three‑foot side setback but could not support the 1.2‑foot and 20‑foot requests.
Jordan Florek told the board the design responds to family needs: “My request is to allow for a 2 car garage to improve the functionality of our home and growing family.” The Floreks said the current detached garage would become a bedroom and the new garage would connect to the house through a pantry/mudroom, allowing sheltered access during bad weather.
After board questions about the layout and the connection between the new garage, pantry and the converted space, the board voted by ballot. Both variances passed with seven yes votes. The record also notes staff advised the petitioners to consult counsel regarding the recorded plat’s 30‑foot setback.
