Board approves $29.7 million GMP for new high school interiors, authorizes Osceola Middle improvements

The Marion County School Board on May 27 approved a third guaranteed maximum price (GMP) for construction work on the district's new high school complex, and separately approved a GMP to renovate interiors at Osceola Middle School.
The board approved Compensation Amendment No. 3 to the construction-manager contract for Buildings 1–4 interior finishes, Buildings 6–11 and courtyards related to the new high school project at an amount the superintendent said is about $29,700,000. The motion passed 4-0, with one board member recusing.
Board members and district construction staff said the $29.7 million GMP covers interior finishes for the main classroom buildings, locker rooms and courtyards. Project manager Kristin Usher told the board that the team anticipates one more GMP to come and that they plan to use sales-tax savings and elementary-school project savings to fund remaining work.
Separately, the board approved a GMP for Osceola Middle School building 1 improvements. Usher said the GMP for interior work is $3.8 million; the district had approved a $500,000 early-procurement package previously for a total GMP of $4.3 million. The contractor gave a substantial-completion date for interior work of Aug. 7, 2025 and exterior work into November 2025. Usher and board members noted that unknown existing conditions could affect those dates.
Superintendent Diane Gullett and board members fielded questions about athletic fields and other site work; the district said the buildings should be ready for the August 2026 school year but that the auditorium's completion is scheduled for October 2026 and that some field work may extend beyond fall 2026.
Earlier in the meeting the board received information on small change orders tied to construction management owner-direct purchases: a security fencing system at Westport High School (change order sales-tax savings $29,852.11) and a district-wide hydro-pneumatic-tanks replacement (sales-tax savings $6,230.10).
Board Member Sarah James asked for an updated project timeline showing which portions of the new high school will be ready by August 2026; district staff agreed to provide a timeline update this summer.
