He said initial staffing will range from about four to six employees with a plan to grow to roughly 10 employees over 12–16 months.
Conditions and concerns: Planning staff and the planning commission recommended approval subject to conditions: (1) the special use is contingent on the rezoning (if rezoning fails the SUP would be void), (2) any outdoor materials must be stored behind screened enclosures and out of public view, and (3) the applicant must complete outstanding site improvements required by previously approved civil construction plans and obtain a certificate of occupancy.
Trustee questions and details: Trustees asked about truck trips, water use, and whether the use would increase heavy truck traffic; the applicant said deliveries will be modest (one to two ready‑mix trucks per day) and that most casting operations will occur indoors.
