Commission approves storefront painting and window replacements at 12–16 S. Market St. with condition

The Troy Planning Commission on May 28 approved storefront alterations and paint and window changes for 12–16 South Market Street, with a condition that the applicant reapply if the existing storefront materials beneath the metal covering are too deteriorated to paint or restore.

Planning staff described the proposal as restoring original storefront characteristics on the Broward Building and noted that historically unpainted brick would remain unpainted. The applicant proposed primary paint color Sherwin-Williams Studio Bluegreen, accent colors Classic Light Buff and Library Pewter, and a brighter green (described in the record as Garden Grove) on the south side. Staff said the window replacement plan calls for 10 Hella Monumental-style wood windows wrapped in aluminum-clad frames (aluminum color described as putty).

Staff said the storefront alteration, paint, and window work comply with the design manual, citing section 2.15 for the storefront alteration. The commission approved the three alterations with the explicit condition that if the material under the metal awnings is too far deteriorated, the applicant must submit a new application to the commission. The staff report and the applicant provided color swatches and a mock-up at the podium during the meeting.

A motion to approve the staff recommendations passed by roll call. The staff also told commissioners that the approval is valid for six months, and if the applicant needs to pursue an alternative (Plan B) or delay beyond six months, they would have to return to the commission.
