The Troy Planning Commission on May 28 approved a certificate of appropriateness allowing replacement of an awning at 101–103 South Market Street with the same design and materials as the existing awning.
Commission staff said the applicant, Christina Gregory, representing owners Heather and Robert Davey, requested the replacement and described the work as a full structural removal and replacement rather than a fabric-only maintenance job. Staff said the new awning will be red with white lettering at about 8 feet above the parking lot and that the lettering will cover roughly 0.75 square foot.
The commission discussion centered on whether the work was a maintenance item or an alteration. Staff told the commission the project is considered an alteration because the entire structure — not only the canvas — would be removed and replaced, and that the proposal complies with the design manual sections cited in the staff report. A commissioner asked whether the item could be handled as maintenance; staff answered it was an alteration because of the structural work.
A motion to approve the certificate of appropriateness passed unanimously by roll call. The clerk recorded yes votes from the commissioners present.
The approval allows the applicant to proceed with the like-for-like awning replacement; no additional conditions were listed in the staff recommendation included in the meeting record.
