The Upper Arlington Board of Zoning and Planning on May 21 approved a variance allowing a one-story addition at 2681 Montcalm Road to encroach up to 2 feet into a 12-foot side-yard long-wall setback to provide a first-floor accessible master suite.
Staff presented the proposal as a 26-by-21.4-foot single-story master suite with bathroom and laundry that meets rear-yard setbacks and coverage limits but would intrude approximately 2 feet into the long-wall side setback because the existing house is two stories and triggers a 12-foot side-yard requirement.
Applicant Brenda Parker, who said she is associated with the homeowners, explained the design need: "The homeowners for this property are getting up there in age, and their kids both live out of town, and they want them to have a First Floor living situation." Parker described the need for a 5-foot shower and clearances to enable wheelchair transfers and a 36-inch doorways and said those accessibility dimensions drove the addition’s width.
Staff recommended the addition could be reduced slightly in width if necessary; the applicant and the board discussed a possible one-foot reduction but the applicant indicated the clients would accept the proposal as presented. The board approved variance application 19-205 with findings number 4. Members indicated "aye."
