Commissioners discuss family‑to‑family property split on FM 118, ask applicants to rework frontage options

County planner Brian presented the request, which would create an approximately 1.5‑acre parcel from a larger tract. The proposed parcel would fall short of the subdivision regulation frontage requirement for the retained 8‑acre tract; Brian said the new parcel would be "shy about 25 feet" of the required frontage under county subdivision rules and would leave a narrow frontage of about 60 feet on the proposed lot.
Brian and court members discussed options including using an easement across the daughter's existing driveway for access and reconfiguring the parcel to increase the frontage. The planner said a family‑to‑family transfer does not require a subdivision plat now, but any future sale of the 1.5‑acre parcel would require platting and protection of access.
Applicant Steven Mac Maccabee and his wife Tammy told the court they are "more than willing to do whatever is necessary to, appease the court to to to make this work," including providing easements and coordinating septic and access needs.
The court asked staff to work with the applicants to reconfigure the division in a way that better meets frontage standards and to return the item at the next meeting.
