The City of Cocoa considered multiple code‑enforcement lien matters at its May 27 meeting and took separate actions on individual cases.
The council unanimously approved reducing the code‑enforcement lien against Karen Scott for the property at 1501 Harvard Drive to $0 after councilmembers said the violation was minor and the applicant was in poor health.
For 1 Stop Construction (Jesus Velasquez), the council approved reducing a $12,820 lien to $2,384.14. Deputy Mayor Weeks explained the owner purchased the property and made repairs, including replacing a leaking roof caused by a hurricane; the reduction reflects the city's cost while acknowledging the owner brought the property into compliance.
Fairway SG LLC (128 Aurora) had not attended the code‑board hearing and the code board had recommended leaving the lien at $13,820; council voted to leave the lien unchanged. Fairway’s representative later spoke at the council meeting and acknowledged earlier non‑response to notices.
For 535 South Kentucky (5 35 South Kentucky Land Trust), the city record shows multiple inspections and a lien that accumulated while violations continued; new owners said they had purchased the property after the violations occurred, spent roughly $6,761 on repairs so far, and asked for reduction. Council voted to uphold the code board recommendation and keep the lien at $29,330.
