The La Verne Planning Commission on May 20 approved final plats for three sections of the Arbor Ridge subdivision — Sections 9A, 9B and 12 — that together propose 147 residential lots on roughly 51.33 acres.
City planning staff presented the three plat requests during the meeting. "This phase is proposing 44 new residential lots and, this is about 22.4 acres total," Planning staff member Logan said when introducing Section 9A. For Section 9B, Logan said the phase proposes 38 lots on 12.69 acres, and for Section 12 he described 65 lots on 16.23 acres and noted ongoing grading and earthwork near Walden Road.
The commission heard details about street layouts and emergency access. A representative for the Arbor Ridge developer confirmed that temporary turnarounds would be provided on Jasmine Way and Carnation Drive and that the hammerhead turnaround shown on the recorded sheet would be constructed to meet the city street standards. "Yes, sir. There will be temporary turnarounds," the developer's representative said about the stub streets.
Staff reported that sidewalks are shown on both sides of all new streets and that outstanding departmental comments had been addressed. During the Section 9B discussion, staff and the applicant clarified that a hammerhead would be recorded and built consistent with the previously approved PDR (planned density residential) layout; the applicant said the hammerhead was included to avoid connecting a new road into an existing subdivision after neighbors objected during the PDR stage.
Commissioners moved and seconded motions to accept each final plat "as submitted." Each motion carried by voice vote; no roll-call tallies were read into the record. The record shows unanimous vocal approval for each item.
The plats and staff reports note common-area tracts that are not buildable; otherwise staff said the newly platted lots are buildable. The project files list Brookfield Holdings Arbor LLC as the property owner and SEC Inc. as the applicant for the Arbor Ridge submittals.
Commissioners had no additional conditions beyond standard recording requirements and the construction of required street improvements and sidewalks. The approvals conclude the commission's role in plat review; subsequent permitting and inspections will be managed by city departments.
Looking ahead, the developer will record the plats and proceed with construction and lot sales according to the city's subdivision and street standards. The commission did not set additional deadlines or special conditions beyond the items described in staff reports and the recorded plats.
