The Lincoln County Planning Commission approved a conditional use permit allowing construction of a 12,600‑square‑foot warehouse building on a C Commercial parcel northeast of the City of T, subject to nine staff‑recommended conditions.
The project matters because the parcel sits adjacent to annexed city property and the City of T requested additional screening and landscaping to protect a proposed bike/walking path behind the site; county staff incorporated those recommendations into the recommended conditions.
County planner Coby Brown said the property is undeveloped and the applicant proposed a 12,600‑square‑foot structure divided into six units for warehousing and storage. Brown told the commission the site is in a commercial/industrial park area where similar conditional uses have been granted and that city staff reviewed the proposal and suggested landscape buffering to protect the future path.
Todd Peterson, the applicant and owner of an adjoining property, said he plans to occupy two of the units and rent the remaining spaces for storage. ‘‘We plan on occupying the 40 by 40 and the 60 by 60,’’ he said, adding the building will help him ‘‘get my junk out of the way so people don’t see it.’’
No members of the public spoke in opposition at the hearing. Commissioners moved and seconded the approval with the nine conditions; roll call recorded Commissioner Sweeter: yes; Commissioner Boots: yes; Commissioner Otten: abstain; Commissioner Scott: yes; Commissioner Jongling: yes. The permit was approved.
Staff said it will monitor compliance with the conditions and work with the City of T on the proposed path and required screening.
