The Jacksonville Beach Board of Adjustments on May 20 approved a pair of modest variances to permit a new single‑family dwelling at 1713 South First Street on an undersized lot.
Attorney Hunter Faulkner, representing the owner, said the lot is a substandard lot of record platted around 1925 and is undersized for RM‑2 standards. He requested a front‑yard reduction from 20 feet to 18 feet and a rear‑yard reduction from 20 feet to 11.5 feet to allow a new urban single‑family home. Faulkner said the existing dilapidated structure encroaches more than the proposed new building and that the proposed design would result in a safer, code‑compliant replacement with lower lot coverage than the current condition.
Board members reviewed lot dimensions with Faulkner and noted the proposed reductions total roughly 10 feet when combined (about 2 feet front and 8.5 feet rear). Commissioners said the lot’s undersized dimensions make strict compliance impractical and agreed the applicant’s plan represented a minimal, reasonable use of the parcel. The motion to approve passed on a roll‑call vote.
The owner may proceed with permit applications consistent with the board’s recorded findings and the city’s building permit process.
