Walton County commissioners approved a final major development order on May 22 for The Oaks at Bay Grove, a proposed 31‑lot single‑family subdivision on approximately 15.5 acres at 1301 Bay Grove in District 1.
Kelly Schultz of Planning and Development Services presented the application, saying the project complies with the Walton County Land Development Code and the comprehensive plan. Technical review committee and planning commission reviews recommended approval; the planning commission forwarded the project to the board with a unanimous 6–0 vote. Schultz said the project is within the allowed density of two units per acre and is well under the county’s impervious surface ratio.
Schultz and staff noted the developer retained many mature trees—staff said survey work identified about 160 trees over 24 inches in diameter and the developer will save more than 130 of those trees—and provided extra overflow parking spaces to accommodate guests so vehicles do not park on neighborhood streets. Staff also said the lots are not currently intended for short‑term rentals but the recorded paperwork notes that parking ratios are calculated for single‑family use; the plan includes four parking spaces per lot. Commissioners voted to approve the project by voice vote after brief discussion; no public comments opposed the application during the hearing.
