Matt Carpenter of the Planning Department said the project will be built on roughly 3.5 acres and will use on‑site sewer with dry lines; staff reported minimal wetlands on the site and no wetland impacts. Rosanna Edwards (planning staff) described the application as “a pretty straightforward project.”
The technical review committee unanimously recommended approval in February, and the planning commission forwarded the project to the Board of County Commissioners with a unanimous vote. The applicant requested and received approval for a sidewalk buyout along U.S. 331 because the nearest sidewalk is more than four and a half miles away; staff said the buyout amount is $14,750. Commissioners called for no further discussion and approved the project by voice vote.
The staff report and attachments were entered into the record; no public opposition was recorded during the hearing. Implementation steps noted in the record include obtaining any required construction permits and complying with the county’s infrastructure requirements before final construction permits are issued.
