ANGLETON, Texas — The Angleton Planning and Zoning Commission voted Jan. 2 to recommend that City Council approve rezoning roughly 2.359 acres behind 105 Cemetery Road from a multifamily district to light industrial with a planned-development (PD) overlay to permit limited recreational-vehicle and boat parking.
The rezoning recommendation, made during a public hearing, was based on staff findings and subject to conditions listed on page 17 of the commission packet. The motion to approve and forward the request to City Council was moved by Ms. Townsend and seconded by Ms. Berry and carried on a voice vote.
The change would reclassify the parcel (property ID 171030) from MFR-29 (multi-family residential) to LI (light industrial) as the base district with a PD overlay that limits allowed uses to the applicant’s proposed parking use. City staff told commissioners the item had previously come before the commission, was presented to City Council with the commission recommendation, and then was resubmitted after legal review and re-advertised. "We re-advertise, and, the header there is should be boat parking. We apologize for that typo," a staff member said during the presentation.
No members of the public spoke during the hearing; the applicant, identified in the record as Ms. Carter, was present and signaled support but did not provide remarks. Staff and the applicant told commissioners that a formal site plan showing layout, buffering and screening will return to the Planning and Zoning Commission for approval before any ordinance takes effect. Commissioners were told that buffering and screening conditions are included in the packet and that the site plan will be brought back for formal action once refined.
During discussion commissioners asked about the preliminary layout and whether staff had received updated sketches; the applicant said an initial sketch had been provided and further work with a consultant (identified in the record as Mollson Baker) was expected in the next one to two weeks before the detailed site plan is presented.
The commission’s approval forwards the rezoning ordinance to City Council for final consideration; the commission did not adopt a site plan at this meeting. The record shows the motion was made based on staff analysis and the conditions in the packet and that the commission will review the detailed site plan and finalize buffering, screening and parking layout later.
