The Downtown Design Review Board voted May 21 to approve a rear addition and deck at 3124 Clearview Street, finding the proposed massing, roof form and materials compatible with the existing house. Staff recommended approval as submitted, noting the addition is recessed below the primary roofline and uses in‑kind lap siding and asphalt shingles.
Melinda Woolard presented the staff report and said the L-shaped addition will be visible from both the primary street and the side street (Nickerson Avenue) but is differentiated from the original house through roof pitch and recession below the primary roofline. “The addition is recessed below the primary roof line with a lower pitch which demarcates it as an addition,” she said.
An applicant representative described the design as intended to work with the existing house and its roofline and said the team would answer technical questions. Board members discussed foundation cladding options and suggested landscaping or a protective edging around a stucco foundation to reduce wear where stucco meets ground level. The applicant said homeowners planned some landscaping around the base.
Board members also asked that the applicant confirm railing material and color; the applicant indicated a black metal railing similar to the existing front railing was being considered. The board approved the certificate of appropriateness as submitted by motion and vote. Staff will verify during permitting that the addition’s cladding, foundation treatment, and railing color/material conform to the submitted materials and the board’s comments.
The project will proceed to permitting after staff confirms the submitted construction drawings align with the approved COA.
