The Blue Ridge City Council on Tuesday approved a final plat for 78 Business Park, a 2.604-acre tract along North State Highway 78, contingent on correcting a wrong location map and adding a Collin County signature block required because the property lies in the city’s extraterritorial jurisdiction (ETJ).
The council opened both first and second public hearings on the proposed plat; the property is described in the public record as Abstract A 0368, H.P. Horton survey, Sheet 2, Tract 10112. The site is located about a quarter-mile south of the Highway 78/Highway 160 intersection on the west side of State Highway 78.
An applicant who identified herself as Sanders described plans to construct three commercial buildings and said the existing house on the property is in poor condition. “We’d love to bring three commercial buildings on that site,” Sanders said. She said the project team had worked with metal fabricators and landscape designers to improve the property’s appearance.
Marshall, representing the city’s engineering reviewer, told the council the engineering review identified two items that must be corrected before final plat recordation: the location map on the plat was incorrect and the Collin County signature block required for ETJ plats was missing. The council approved the plat with a condition that those two corrections be completed.
Council and applicants also discussed site details during the hearing. The applicant said the plan calls for three separate commercial buildings with a single septic system to serve all three structures. The applicant described likely building uses as light manufacturing or storage with roll-up doors and a customer entrance for the front units. The proposed orientation includes a primary frontage toward Highway 78 and secondary entrances facing a parking area, according to the applicant’s comments.
