The Board of Zoning Adjustment on May 20 granted a use variance and related area variances to allow small, climate‑controlled storage containers in the rear yard of 4248 Benning Road NE, where Tsunami Hair Studio operates under a longstanding nonconforming commercial use.
Owner Latoya Laus Wilk told the board the building has housed commercial tenants for decades and that recent updates to salon sanitation requirements reduced usable interior space. The business attempted off‑site storage but reported logistical problems and spoilage. The applicant argued the property’s narrow 18.5‑foot lot, the long history of commercial occupancy and the fact that the rear yard is the only usable outdoor space create an exceptional condition that causes undue hardship.
Office of Planning recommended approval, noting the storage structures would be low‑profile, located behind the building and screened from the street; DDOT raised no objection. The ANC and numerous neighbors and customers submitted letters of support and the board found the variance would not harm the public good. The board approved the use and area variance after finding the tests for variance relief were met.
