Council approves rezoning near Provo Airport for additional warehouse/office space

The Provo Municipal Council on May 20 unanimously approved an ordinance rezoning property generally located at 3185 West 550 South from Agricultural (A-15) to Airport Industrial (AI) to allow additional office-warehouse “flex” space adjacent to existing airport-related uses.
Planning supervisor Aaron Ardbar told the council the property's general plan designation already supports airport-related activity and that the proposed use would match adjacent parcels. The applicant and property owner, Joel Pilling, said the lots would be annexed into the existing development and leased primarily to online retailers; he told councilors the project would not host cabinet shops or other heavy industrial uses.
Councilor Rachel Whipple, who said she rides by the site frequently, praised the existing development and the project's appearance, saying, “it's always completely well kept. Like, you have lovely buildings. The grounds are maintained and everything, and so I'm really happy that you have this chance to expand.”
Pilling said the product would be designed to match the existing buildings and that units would be rented; he also said he is exploring selling part of the parcel if the rezoning is approved. The application was accompanied by site and concept plans showing parking, access, and how the new structures would connect to the current site.
After brief public comment and council discussion, the ordinance passed by a recorded vote of 6-0. No conditions or follow-up reports were attached to the vote during the meeting.
