Plan commission OKs one-year extension for Stone Lake Park phase 6 improvements

The Monroe County Plan Commission approved a request to extend the performance-period completion date for Stone Lake Park Phase 6 to Aug. 15, 2026, and waived the final hearing. The vote was unanimous.

Planning staff said Phase 6 is the only phase of the subdivision that falls fully within county jurisdiction and that the development is largely built out, with only two or three lots left. Staff reported the petitioner’s current letter of credit expires Aug. 15, 2025, and recommended a one-year extension of the project completion date to Aug. 15, 2026, to allow completion of sidewalks, street trees, inlet and sidewalk repairs, and pond and swale vegetation work.

Staff noted stormwater had inspected the detention area and found it adequate but recommended vegetation along the pond and swale to reduce erosion and improve water quality (staff added that planting the pond edge can reduce goose use and associated complaints). The staff report listed some erosion repairs needed; planning staff said the developer’s current financial guarantee amount exceeds the remaining tasks’ cost estimate and that staff expects the developer to seek a release of funds on or before the extended date if work is completed.

Kevin Shaw, the petitioner’s representative, said the owner’s representative could not attend the meeting but noted that the delay is due to market and construction timing and that two remaining lots were intended to be completed as structures were developed. After no public comment, the commission voted unanimously to grant the extension until Aug. 15, 2026.
