Planning commission approves three conditional-use permits for neighborhood fitness facilities

The Mentor Planning Commission on May 22, 2025 approved three conditional-use permits to allow commercial recreational facilities at 8824 Menor Avenue, 9134 Mentor Avenue and 7252 Industrial Park Boulevard. Each applicant presented the proposed use and the commission approved each application with conditions intended to address staffing, security, operations and standard site requirements.
Applicants and proposals
- 8824 Menor Avenue: Applicant Aaron Asink and co-presenter Yvonne Kropic told the commission they intend to operate a 24-hour fitness facility oriented to personal training. They said the facility will be staffed during the day until about 8 p.m., then secured with keyless entry and surveillance cameras. The commission approved the conditional-use permit with three conditions (motion carried 5-0).
- 9134 Mentor Avenue (Fitworks): Representatives Eryn/Eryn Medved (presented as Erin/Eryn) and Jamie Kaufman described Fitworks Holding LLC’s plan to move operations into a former Party City location, retaining existing cardio and strength equipment, offering group fitness classes and retaining 18 employees. The applicant said Fitworks will continue to collect and remit the city admissions tax. The commission approved the conditional-use permit with three conditions (motion carried 5-0).
- 7252 Industrial Park Boulevard (Kings of the Mat): Tim Thompson presented Kings of the Mat, a martial-arts academy offering Brazilian jiu-jitsu, boxing, kickboxing and self-defense. The commission approved the conditional-use permit with six conditions (motion carried 5-0).
Conditions and administration comments
City planning staff (Kathy) noted standard conditions for each permit and asked applicants to clarify access and staffing procedures; for the Menor Avenue site staff confirmed the unit will have controlled access and daytime staffing until about 8 p.m. City staff recorded the conditions on the record and noted that engineering or building permit reviews might add technical requirements.
Outcome
All three motions to approve were adopted on roll-call votes recorded as unanimous among Commissioners Crocker, Hadden, Tiedemann, Varga and Cook. The approvals allow the applicants to proceed to building-permit and business-license steps, subject to the stated conditions and any subsequent engineering or permitting requirements.
