Council gives first readings to two rezoning ordinances; staff recommends approval

The Republic City Council took first readings on two rezoning ordinances and voted to advance both measures after staff recommended approval.

The first ordinance, read by title, would amend the zoning classification of roughly 1.69 acres in the 7700 block of West Farm Road 174 from Local Commercial C-1 to Multifamily Residential R-3. Planning staff said the applicant, Dan Capp Properties LLC, requested the rezoning to create a unified R-3 zoning across what staff described as an 8.04-acre property where about 6.35 acres are already zoned R-3. "If the rezone application were to be approved, it would result in a unified zone property and multifamily residential," said Patrick Ruiz, associate planner, who told council staff found the request generally consistent with the comprehensive plan and public utilities and recommended approval. The first reading carried 7-0.

Separately, staff requested rezoning of two city-owned parcels totaling approximately 9.9 acres at 4297 South Wilson's Creek Boulevard from Agricultural AG to General Commercial C-3. Chris Taber, principal planner, said both parcels were annexed into the city on May 6, 2025 and that C-3 would match surrounding zoning and allow uses compatible with public-works operations, including storage of large vehicles. Taber noted the southern part of the parcel contains a special flood-hazard area and said staff would provide a map to council upon request. The first reading of that ordinance also carried 7-0.

Both measures were presented as first readings; council members were reminded to direct any substantive questions to staff before the next meeting. No final votes or ordinance adoptions occurred at this session.
