The Planning and Zoning Commission on May 20 recommended rezoning 0.304 acres at 572 Richland Street from Single-Family Residential (R-7.5) to Old Town Mixed Use 1 (OTMU1) to allow splitting the lot and constructing two detached single-family homes. The recommendation passed 7-0.
Staff said the property is currently a single-family home and staff originally considered OTMU2 but concluded OTMU1 better fits the proposed use and site context. During the public-hearing portion, property owner Deborah Lynn Wright told the commission she plans to develop both lots, put a house on each, live in one and rent the other. Wright said she has spoken with nearby neighbors; at least one neighbor present indicated support.
Commissioner (unnamed staff) recommended approval; Commissioner Aaron moved to nominate Rick to another item later in the meeting. Commissioner (unnamed) moved to recommend approval and Commissioner Joshua seconded; the motion carried 7-0. The item will go to City Council for a second public hearing and final decision on Monday, June 16, 2025, at 7 p.m.
