Summary
The Planning and Zoning Commission unanimously recommended rezoning a vacant lot at 563 Bennett Lane from agricultural open space to light industrial to align with surrounding uses and a local employment center designation.
The Planning and Zoning Commission on May 20 voted 7-0 to recommend rezoning approximately 0.189 acres at 563 Bennett Lane from Agricultural Open Space to Light Industrial.
Staff said the parcel is vacant and currently zoned as a residential-style agricultural open-space district, which would impose a 50-foot rear setback on nearby development and trigger supplemental standards for warehouse and manufacturing uses within 500 feet. Staff noted the lot lies within the transition subdistrict of the I-35 corridor overlay and the area is designated an employment center in the city’s Vision 2025 plan; for those reasons staff recommended approval.
There were no public speakers. Commissioner Ainsley moved to recommend approval; Commissioner Joshua seconded. The commission’s recommendation will be considered by City Council at a second public hearing and final decision on Monday, June 16, 2025, at 7 p.m.
