Commission approves alternative landscape standard for Hillside Office Park addition

The Planning and Zoning Commission recommended approval, 7-0, of an alternative landscaping standard that preserves an existing 10-foot parking-area buffer rather than installing the normally required 30-foot buffer.
The Lewisville Planning and Zoning Commission on May 20 voted 7-0 to recommend approval of an alternative landscape standard for Hillside Office Park Addition, Lot 7, Block C, at 816 Office Park Circle.
Staff described the request as tied to an existing parking configuration: the parking area currently has a 10-foot landscape buffer and the developer seeks to retain that buffer rather than remove pavement and install the otherwise required 30-foot buffer. Staff said the proposed plan includes added shrubs to screen the parking area and provision of the required canopy and ornamental trees and shrub rows elsewhere on the property.
Commissioner Franchesca moved to recommend approval; Ainsley seconded, and the motion carried unanimously. Staff noted the new building proposed on the site will meet the 30-foot buffer at the front of the building; the alternative standard applies only in front of the existing parking area.
The Planning and Zoning Commission’s recommendation will be considered by City Council at a second regular hearing on Monday, June 16, 2025, at 7 p.m.
