Planning staff said a single multi-tenant commercial building at 3409–3413 Van Ness Avenue is currently split between R-3 and B-1 zoning, a configuration that has repeatedly complicated tenant uses. At the commission’s request, staff will prepare a city-initiated map amendment to rezone the building to a single district — B-1 — and present a formal case for the commission to hear.
Planner Claire (staff) explained the split zoning creates practical problems when tenants seek business permits or code clearance; the property owner has raised the issue previously. Commissioners asked staff to return with a formal map-amendment case; the commission voted to direct staff to prepare the application for public hearing and review, with the expectation that staff will coordinate notice, adjacent-owner outreach and a staff report for a future meeting.
No final rezoning was made at the May 14 meeting; the action was staff-directed initiation of the amendment process so a single zoning classification can be applied to the building.
