The Middletown Planning Commission unanimously approved May 14 a conditional-use application allowing an assembly hall / event-space use at 1368 Central Avenue in the city’s Urban Core Central subdistrict, aimed at small events such as bridal and baby showers and creative workshops.
Planner Miss Benninger said the downtown zoning allows assembly or conference uses as a conditional use and noted the applicant must submit architectural plans for the change of use and bring the building into ADA compliance. Laurie (owner/operator Laurie Lab Vending & Catering) described the business as a small-scale creative/event space — “Creative Space by Lori” — used to display party rentals and to host smaller private gatherings. Laurie told the commission she did not plan to serve alcohol on-site and said she was open to partnerships with nearby licensed establishments.
The Community & Economic Development Department offered to connect the applicant with the Small Business Development Center for additional support; the building division reminded the commission that permits will be required for renovation. Commissioners asked about hours and accessibility; Laurie said she planned evening hours up to about 11 p.m. and that adding a second restroom would increase occupancy while ADA work was in process.
The commission voted to approve the conditional use, and staff noted the owner must obtain the required building permits and make the facility ADA-compliant prior to final occupancy at higher loads.
