The Board approved a zoning amendment to the Snowden Grove/Snowden Farms Planned Unit Development that replaces the detailed 2008 design with a block-style plan and changes the mix of residential and nonresidential uses for the remaining parcel.
Whitney Cook of the city planning staff told the board the final parcel in question is about 119.2 acres and that developers proposed greater residential acreage while reducing office and commercial square footage. Planning staff said the applicant agreed to provide a cohesive street plan, regional stormwater detention, and to work with the Mississippi Department of Transportation regarding traffic signals. Cook said the developer discussed the possibility of two traffic signals but conceded that only one likely would be built, and that MDOT must approve any signal.
Cook told the board the Planning Commission asked for lower attached‑dwelling density; as presented, the applicant and commission set a limit of 100 town homes total for a 19‑acre portion and reduced loft units to 50. Cook said any individual subdivision or final plan that emerges later must come back before the board for final approval. The Planning Commission voted unanimously in favor of the amendment.
Alderman Payne moved to approve the item; Alderman Jerome seconded and the motion carried on roll call.
Ending: The board approved the conceptual PUD amendment; staff and the developer must return with detailed plats and final engineering for each subdivision phase.
