Alpine Planning and Zoning Commission members voted unanimously May 19 to approve a rezoning application that will change the zoning for 702 East Murphy Street from C‑1 (neighborhood commercial) to M‑1 (industrial) so the property owner can establish an automotive repair shop.
The approval follows a public hearing during which Bridal Aranda, the applicant’s spouse and representative, said the family had previously followed city direction in 2017 and “the city advised us to zone it to a C 1.” She told the commission the family is now returning to complete the permitting and asked that the requested industrial designation be allowed so the shop may operate.
Staff noted that C‑2 and M‑1 were both possible designations but recommended M‑1 in this case because of adjacent land uses and to avoid creating a noncontiguous spot zone. Planning staff also said notice had been sent to nearby property owners and staff had not received objections ahead of the hearing.
After the public comment period, a motion to approve the rezoning passed with all voting members supporting the application. The item was processed as Rezone 2025‑06‑01; the property identification number is 34803.
The commission's action advances the applicant’s ability to apply for building and operational permits required to open an automotive repair business; any required building permits, business licenses, or environmental permitting were not decided by the commission and remain subject to city review.
The commission returned to other agenda items after recording the vote.
