Planning commission approves revised Unit 37 wall sign for administrative review

The Planning Commission approved a revised wall sign plan for Unit 37 at Massoudini Commons and authorized administrative review once the applicant submits a plan that addresses staff comments and a formal owner approval letter.

The approval came after staff reported the proposed 28.75-square-foot wall sign and noted the development’s sign criteria require individually raised letters, metal returns with trim caps, and placement 15 inches below the fascia band. Staff said the tenant’s proposed routed letters mounted to an aluminum face and the proposed return/trim colors did not match the commons sign plan, and asked for a revised plan that documents compliance.

Commission discussion centered on two paths forward: the tenant could (1) revise the sign to meet the Massoudini Commons sign criteria and receive administrative sign-off once staff confirms the drawings, or (2) the property owner could request a modification to the commons sign agreement, which would require planning-commission review and likely delay approval to the next meeting. Commissioners urged the applicant to submit the owner’s written approval and the revised drawings to avoid delay.

The commission’s motion approved an administratively reviewed revised plan that addresses staff comments and added the applicant’s requested rose color to the approved color palette, contingent on receipt of a signed owner letter. The motion carried on a voice vote with all members present voting in favor.

Staff will require the applicant to provide a revised, dimensioned sign plan showing individually raised letters (or other compliant construction), returns and trim-cap details, exact raceway depth and color, and an owner-signed letter expressly authorizing the proposed sign construction. Administrative approval will follow once those items are on file and verified by staff.
