The Common Council on Tuesday approved an amendment to the Market Square planned-development (PD 1006) that increases the allowed building footprint for Condominium Unit 7, clearing the way for a dental office in the Market Square development.
Planning staff explained that the parcel in question had previously been reconfigured and that unit sizes were capped at 5,666 square feet under earlier approvals. The applicant requested an increase to allow a footprint in the range of roughly 6,200–6,300 square feet; staff placed a 6,400-square-foot maximum in the draft amendment to the PD to provide a small margin for site adjustments. The plan commission reviewed the site plan, parking analysis and elevations and recommended approval contingent on the PD amendment.
Council members discussed parking and site constraints; staff noted a site-specific parking analysis that found additional capacity across Market Square and recommended shared-employee parking agreements and minor site changes to improve pedestrian circulation and visibility.
The council voted to amend the PD; the approved amendment changes the authorized maximum building area for Unit 7 to not exceed 6,400 square feet and allows the applicant to proceed with site-plan implementation under the PD.
Ending: The decision allows the applicant to move forward with final construction planning and site improvements required by the approved site plan. Staff will monitor parking and circulation during permitting and coordinate any required shared-parking agreements.
