Area Plan Commission approves final plans for Cottages at Cumberland; petitioner must post bond within 30 days

The Tippecanoe County Area Plan Commission unanimously approved final detailed plans and the final plat for the Cottages at Cumberland Planned Development (PD 25-06) at its May 21 meeting.
The approved project site is on the west side just north of Cumberland Avenue between U.S. 231 and Klondike Road. Staff described the plan as a multifamily planned development that would allow construction of ten four-story apartment buildings with a mix of one- and two-bedroom units, totaling 320 units, served by a surface parking lot with 397 spaces. Staff said the property is currently unimproved and that the petition met all conditions from preliminary approval.
Under the conditions explained to the commission, the petitioner must post required bonding and record the approved plans within 30 days. Only after bonding is in place and plans are recorded may building permits be pulled and construction begin.
Tim Balancey, representing Teeter Design, appeared for the petitioner and answered commissioners' questions. The commission cast a unanimous ballot recommending approval; staff noted the approval was final for the detailed plans contingent on the bonding and recording timeline.
The commission’s vote finalized the technical review of the drawings; any required contractor permits and inspections remain subject to standard county permitting processes and the petitioner’s timely satisfaction of the bonding and recording conditions.
No substantive public opposition was recorded during the hearing.
