The University Heights Planning Commission on April 3 voted to table consideration of an application for demolition of the existing house and approval of a site plan for new construction at 2530 Claiborne Road after the applicant did not appear at the meeting.
The item — listed on the agenda as an application seeking the commission's recommendation to City Council — was put over to the commission's May meeting on a motion by Commissioner Casey and a second by Commissioner Rychak. Commissioner Casey said, "I'll make a motion to table," and the commission approved the motion.
City building official Bill Bartley told the commission the applicant had been notified of the meeting and that the project's engineer had submitted a revised site plan addressing most of Bartley's comments. "The engineer submitted a revised plan to me, which the revised plan addressed all of my comments," Bartley said, adding he had "just 2 little revisions on their notes." Bartley also reported no outstanding issues from the building department beyond the variances identified on the application.
During discussion commissioners confirmed basic project details presented to staff: Bartley said the proposed new house includes eight bedrooms, "including 2 in the basement." Commissioners discussed allowing a brief wait for the applicant, then proceeded with the motion to table when the applicant did not arrive.
Commissioners and staff also discussed parallel review steps: the item was expected to remain on the agenda for the Board of Zoning Appeals next week, and if it returns with approvals it would come to City Council after the planning commission issues a recommendation. As Bartley summarized, the commission's recommendation is the step that brings the project forward to council review.
The commission took no final action on demolition or site-plan approval at the April 3 meeting; the matter is scheduled for continued consideration at the May planning commission meeting.
